AUCTION TERMS: Cash – A 10% down payment on sale day with the balance on or before June 12, 2026 with full possession for the 2026 crop year. Marketable Title will be conveyed and an owner’s title insurance policy will be provided with the cost of the owner’s policy and the closing agent’s fee to be divided 50-50 between the buyer and seller. According to FSA information this has a cropland history on +/- 75.90 acres of cropland. However, according to the owner +/-45 acres have been actively cropped on an annual basis. FSA information indicates this land has a 31.22 acre corn base with a 100 Bu. PLC yield & a 13.86 acre soybean base with a 43 Bu. PLC yield.
